Best Places to Live Near Raleigh (2026): Apex, Holly Springs, Cary, Fuquay-Varina & More
Updated October 2026 · We refreshed this guide with Apex and Cary, current Redfin price data, and new ways to search homes in each town.
Thinking about moving to the Raleigh area, or just daydreaming about it? We get it. Some of the best neighborhoods in Raleigh aren’t technically in Raleigh at all. They’re in the towns that ring the city: Apex, Holly Springs, Cary and Fuquay-Varina, each with its own downtown, personality and price point.
Our clients ask us the same thing every week: “Where should we actually live?” So in this guide we’re breaking down the best places to live near Raleigh, what each town feels like day to day, a few of our favorite local spots, and where home prices sit right now. Let’s dive in!

1. Apex: The Peak of Good Living
Apex calls itself the “Peak of Good Living,” and honestly, it earns it. The heart of town is historic Salem Street, lined with locally owned shops and restaurants and the old Apex Union Depot. The Town’s Salem Streetscape project is giving downtown wider sidewalks, street trees and string lights, with both sides of the street expected to reopen by mid-December 2026 (and every business is open during construction).
Families love the parks and trails here. Apex maintains more than 22 miles of greenways, plus big parks like Apex Community Park and Pleasant Park. Neighborhood-wise, you’ll find everything from front-porch homes in the historic district to amenity-packed communities like Bella Casa and Sweetwater, which has its own town center with a Market Square.
Median sale price: $569,729 (Redfin, 3 months ending Sept. 2026, down 2.6% year over year)
Average days on market: 38 days

2. Holly Springs: Family Focused & Full of Energy
Just south of Apex, Holly Springs is growing fast and for good reason. From 12 Oaks to Honeycutt Farm, its neighborhoods mix modern amenities with peaceful surroundings. It’s also a fun year to move here: the town is celebrating its 150th anniversary with events running through May 2027.
Weekends here look like a morning at the Holly Springs Farmers Market, a walk at Bass Lake, and a local brew at Carolina Brewing Co. In summer, catch a Holly Springs Salamanders game at the North Main Athletic Complex (locals may still call it Ting Park).
✨ Our Favorite Spots:
- Bass Lake Park: walking trails, a lake for fishing and playgrounds, making it a favorite for outdoor lovers and families.
- Sugg Farm: the town’s big event space next to Bass Lake Park, home to festivals like HollyFest.
Median sale price: $599,714 (Redfin, 3 months ending Sept. 2026, up 2.5% year over year)
Average days on market: 24 days

3. Cary: Polished, Planned & Close to Everything
Cary sits right between Raleigh, RTP and Durham, which makes it a commuter’s dream. It pairs top-rated schools and a strong tech and research job base with beautifully planned neighborhoods and an easy-going, family-first feel. You’ll find established streets near Bond Park and newer builds around Amberly and Preston.
Downtown has become a real destination. Downtown Cary Park has a great lawn, a splash pad, a dog-friendly Bark Bar and a market, and every holiday season the NC Chinese Lantern Festival lights up Koka Booth Amphitheatre (this year from November 21, 2026 to January 10, 2027).
Median sale price: $629,700 (Redfin, 3 months ending Sept. 2026, down 0.56% year over year)
Average days on market: 32 days

4. Fuquay-Varina: Small Town Charm with Big Growth
Fuquay-Varina continues to bloom and impress us! Made up of two historic downtowns, it has new restaurants, boutique shops and neighborhoods like Sunset Bluffs and South Lakes, and it’s quickly become a top pick for buyers who want more space without leaving the Triangle. Add local coffee at Cultivate Coffee Roasters, family-friendly parks and that “everyone knows your name” feeling.
It’s also still one of the more affordable towns on this list. If you’re shopping on a budget, our guide to homes under $400K in Fuquay-Varina walks through where to look.
✨ Our Favorite Spots:
- Stick Boy Bread Co.: a cozy café with freshly baked bread, pastries and breakfast, perfect for a morning treat or a casual lunch.
- Fleming Loop Park: a peaceful park with walking trails, picnic areas and a pond.
Median sale price: $438,267 (Redfin, 3 months ending Sept. 2026, down 6.8% year over year)
Average days on market: 53 days

Heading east? Clayton is making waves with new communities, welcoming neighborhoods and price points that are often lower than central Raleigh. Charming downtown shops, expanding parks and family events give it small-town warmth with an easy drive into the city.

How to Choose the Best Neighborhood Near Raleigh for You
